Three routes to moving to Greece
The Golden Visa is not the right answer for everyone. Depending on your budget, family and how long you plan to live in Greece, there are three main routes.
- IGolden VisaA renewable 5-year residence permit through real estate investment. Spouse, children under 21 and parents in the same application.
- IIOther residency routesFinancially independent person, digital nomad, entrepreneur and student visas, based on income or a business plan instead of investment.

Investment thresholds by region
The Golden Visa amount depends on where the property is. A single property of at least 120 m² is required, and short-term letting is not allowed.

Frequently asked questions
Can I work in Greece with a Golden Visa?
No. The investor permit does not include the right to work; you can continue work based outside Greece remotely.
Do I have to live in Greece?
No, there is no minimum stay. The permit renews as long as the property is kept.
Which family members can be included?
A spouse, children under 21 and the parents of both spouses.
How long does the process take?
With documents ready, the purchase and filing take a few months; card issuance depends on the authority's workload.
Can I complete steps without travelling to Greece?
Most steps run remotely under a power of attorney. You need to be in Greece once for biometrics.
Can I rent out the property?
Long-term letting is allowed. Short-term (holiday) rentals are prohibited for Golden Visa properties.
